Does this work with all lenders?
Dreamfund contributions are structured as gift funds with full HUD-format documentation. Most conventional, FHA, and VA lenders accept gift funds from family and community members, which is exactly what Dreamfund produces. Buyers should confirm with their loan officer, as specific lender overlays vary.
Is there any cost to me as an agent?
No. The Dreamfund partner program is free for agents. A small platform fee is charged to contributors at the time of contribution. There is no agent-side subscription, referral fee, or cost of any kind.
How long does it take a buyer to fund their goal?
It depends on goal size and community engagement. Buyers with an active family and social network typically fund 60 to 80% of their goal within 4 to 8 weeks. The earlier in the buyer journey you introduce Dreamfund, the more lead time your buyer has to build their campaign.
What happens if a buyer doesn't reach their goal?
Partial funding is still useful, many buyers use Dreamfund to close a portion of their gap and supplement with personal savings. Contributions that don’t reach the goal threshold are returned to contributors or directed to closing costs, depending on the campaign settings.
How do I track my buyers' progress?

Is Dreamfund available in my market?
