For lenders

Gift funds your underwriters can verify

Gift funds are good business and a documentation headache. Borrowers arrive with screenshots, undated transfers, and letters written the night before underwriting. Dreamfund exists to make the gift-funded file the cleanest one on the desk.

We'll only use this to follow up about partnering with Dreamfund. See our Privacy Policy.

Documented at the moment of giving

Every gift made through Dreamfund generates a gift letter meeting agency documentation standards at the moment of contribution: the amount, the giver’s name and relationship to the borrower, and a signed statement that no repayment is expected. No reconstruction, no chasing donors for signatures three days before closing.

Sourced and seasoned where it should be

Funds land in a deposit account opened in the borrower’s own name at a partner bank and wait there, with each dollar carrying a recorded giver, date, and source. The trail your underwriter needs to establish sourcing and seasoning accumulates as the fund grows, and funds release only to a licensed settlement agent at closing.

Borrowers who arrive prepared

Dreamfund buyers start with a Dream Score that maps the assistance programs and employer benefits they may qualify for, and HUD-approved housing counseling is integrated into the platform. The borrower who reaches your pipeline has a documented savings history, a realistic number, and counseling behind them, the profile that closes.

If you are evaluating documentation formats, program fit, or a referral relationship, we would like to talk.
