What Is a Dream Score, and Why Does It Matter?

Most people think about their down payment as something they have to save alone. The Dream Score reframes that entirely, it shows you how much support your existing community, employer, and local programs can realistically generate toward your home purchase.

What the score measures

Your Dream Score (0 to 100) is based on five inputs:

  1. Community size: How many people in your personal network might be willing to contribute? Family, friends, coworkers, the people who already show up for you.
  2. Income and location: Where you live and what you earn determines which state, county, and local down payment assistance programs you qualify for.
  3. Employer: Does your employer offer a down payment benefit or homeownership assistance program? Many do, most employees don't know.
  4. Savings progress: What you've already set aside tells us how close you are to layering community support on top of your own savings.
  5. Target home price: Your goal amount determines how much gap your community and programs need to fill.

What the tiers mean

Scores fall into four tiers:

  • Seed (0 to 39): You're early. Your community and program eligibility are there, but you need to activate them. Dreamfund gives you the structure to do that.
  • Rising (40 to 64): You have real support available. A focused campaign could close a meaningful portion of your down payment gap.
  • Strong (65 to 84): Your community capital is significant. With the right activation, you're on track to get fully funded.

How to improve your score
