How to Lower Your Cash to Close

You can lower your cash to close with seller concessions and lender credits, and you can reduce what you pay from your own savings with gifts, assistance programs and employer help. None of these is guaranteed, each has published limits, and each depends on your loan, your lender and the seller.

What lowers cash to close, and what only changes who pays?

Credits lower the number. Seller concessions and lender credits reduce the total you must bring to closing. Gifts, down payment assistance and employer help do not change the total: they supply some of the money so less of it comes from your own savings. Knowing which is which keeps your budget honest. For how the total is built, see our guide to what cash to close is.

Can the seller pay part of my closing costs?

Sometimes, up to a limit set by your loan. A seller concession is the seller agreeing to pay part of your costs, and the limits are:

  • Conventional (Fannie Mae, principal residence): 3% when the loan is above 90% of the home's value, 6% from 75.01% to 90%, and 9% at 75% or less (Selling Guide B3-4.1-02, topic dated May 7, 2025).
  • FHA: up to 6% of the sales price toward origination fees, other closing costs, prepaid items and discount points (HUD Handbook 4000.1, Update 18, revised August 12, 2026).
  • VA: no more than 4% of the home's reasonable value, and VA does not limit credits for a loan's closing costs (VA, updated October 5, 2026).
  • USDA: 6% of the sales price (USDA Rural Development, loan origination FAQ, revised May 4, 2026).

On a $417,500 home, the national median existing-home price in September 2026 (NAR), 3% is $12,525 and 6% is $25,050. Those are ceilings, not expectations. Both Fannie Mae and HUD say seller contributions cannot be used for the borrower's required down payment, so they help with costs, not with the down payment itself.

Does a lender credit lower cash to close?

Yes, and it costs you in the rate. The CFPB explains that lender credits lower your closing costs up front in exchange for a higher interest rate, and that "the more lender credits you receive, the higher your rate will be." Points work the other way: they lower your rate in exchange for paying more at closing. Before accepting a credit, compare the monthly payment and the total cost over the time you expect to keep the loan, and ask your lender to show both options side by side.

Will shopping around lower my closing costs?

It can, because the CFPB says loan costs vary across lenders and across kinds of loans. Request Loan Estimates for the same kind of loan from several lenders and compare the totals line by line. The Loan Estimate also separates services you cannot shop for from services you can, so you can price the second group yourself. No outcome is guaranteed, but you cannot compare what you do not collect.

Can gift funds cover cash to close?

Often, yes. Fannie Mae's Selling Guide says gift funds may fund all or part of the down payment, closing costs or financial reserves on a conventional loan, and the gift must be evidenced by a letter signed by the donor. HUD allows gifts on FHA loans from listed sources. NAR's 2025 Profile of Home Buyers and Sellers found that 22% of first-time buyers used a gift or loan from family or friends toward their down payment. Your lender decides what documentation it accepts, so ask before any money moves. Our guide to gift letter requirements and the post on FHA and conventional gift fund rules cover the documents.

Can down payment assistance cover closing costs?

Some programs do. Each program sets what its funds can be used for, so read the terms before you rely on one. HUD says it has no direct grant programs to homebuyers for down payment or closing cost assistance, so programs come from state and local housing agencies, nonprofits and lenders. Our down payment assistance hub lists guides to programs, including state programs and the Federal Home Loan Bank Homebuyer Dream Program.

Can my employer help with cash to close?

Some employers offer housing assistance. Fannie Mae's Selling Guide allows funds from an employer program toward the down payment or closing costs on a principal residence when the program is an established company program, and the borrower receives the funds directly from the employer. Employer contributions are not currently supported on Dreamfund. Ask your HR team whether your employer has a program, and read our employer-assisted housing guide.

Does the closing date change what I owe?

It can change one line. The CFPB says prepaids include interest on your loan between the time you close and the end of that month, so closing earlier in a month means more days of prepaid interest and closing later means fewer. Ask your lender how the date affects your Loan Estimate, and weigh it against the seller's and your own timeline.

Is a smaller down payment a way to lower cash to close?

It lowers the cash you bring, but it raises the loan. A smaller down payment means a larger loan balance and, on many programs, mortgage insurance or an upfront fee. For example, HUD charges an upfront mortgage insurance premium of 1.75% of the base loan amount on FHA loans, with exceptions, and VA's funding fee is 2.15% for a first-use purchase with less than 5% down, unless you are exempt. Compare the total cost, not only the cash due at closing. See down payment vs. closing costs for the difference between the two and how much down payment you need in 2026.

What should I do first?

  1. Get Loan Estimates from more than one lender for the same kind of loan.
  2. Ask each lender what seller concessions and lender credits are allowed on your loan.
  3. Ask whether any gift, assistance or employer program fits, and what documentation each needs.
  4. Keep a budget with the 2% to 5% closing cost range from Freddie Mac until your real numbers arrive, and read closing costs explained for what is in them.
  5. Visit the first-time homebuyer hub for the next steps.
